The roof expense being a major budget item for many HOAs, preventive maintenance can help reduce these HOA expenses. The following five roof preventive maintenance tips and practices can be beneficial to your HOA:
1-Properly functioning eave vents and ridge vents can help extend the life of a roof by reducing the buildup of attic heat.
2-Walking on a roof should be avoided to limit wear and tear. The only exception being repairs or inspections.
3-Trees should be trimmed back to prevent rubbing against the roof and to prevent debris from building up on the roof.
4-Roofs, valleys, gutters, and downspouts should be kept free of leaves, twigs, and other debris that could prevent proper drainage or water backup.
5-Roof flashing is a generic term used to describe different materials that aid or supplement the primary roofing material in preventing water intrusion. The most common roof flashing is found around roof protrusions, valleys, and the edges of the roof. Failing flashing is a major cause of water intrusion.
