If you have payment set up through ACH (Automated Clearing House), cancel this by emailing ach@wmdouglas.com
If you have auto-draft payment set up through the William Douglas website, this should be cancelled as well.
For those with bill-pay set up through your bank. Contact your bank and cancel this, prior to moving out of your home.
Before moving out of your home, be sure to check our homeowner association account, to ensure you are in good standing and do not have any overlooked fees or fines due.
Some homeowner associations will charge a transfer fee to change membership from one homeowner to the new homeowner. Be sure to check with your HOA or your community manager to see if you may be subject to these fees, and how much you may be paying.
Basic pre-sale CHECKLIST
When looking at a new home, you want it to be picturesque, right? No one wants to move into a house that looks like it was hit by a hurricane. While it’s easy to remember to sweep and mop the floors, there are many other chores that you should be sure to add to the checklist.
1. Inspections & Repairs
Some HOAs may also require an inspection report of your home before sale. Whether or not this is the case for your HOA, necessary inspections should still be conducted. This is especially the case if there are any glaring damages, like holes in the wall or torn carpet, or malfunctions in your homes structure or system operations, such as irrigation, ventilation, or electrical wiring. Unless a buyer is specifically looking for a fixer-upper, no one wants to move into a home, and immediately have to make repairs.
2. Touch UPS
Of course, when selling a home, you will want the home to look as pristine as possible. So, it may be time to clean all those scuffs on the wall.
Repainting could be necessary as well: not only for those scuffs and scratches on the wall, but for any walls with bright, abrasive colors. This is also the case for burnt out lightbulbs, loose hinges, or anything else that may not constitute a full-blown repair, but will enhance the overall appearance and value of your home.


3. Depersonalize
Like most people, you may have some beautiful wind chimes hanging on your porch or a painting of your family hanging above the fireplace. I’m sorry to say that you may be better served if such personal decor were to be taken down, in addition to generally cleaning and staging of your home. This helps potential buyers to see view it less as your home, and envision it more so as theirs.
4. Clean
This probably goes without saying. However, in the same vein as the other items on this list, you will want your home to be as presentable as possible. So, in addition to repairs, painting, or cleaning marks on the walls, owners preparing to sell their home should make their home spick and span. Sweep, mop, dust, and wipe down everything you can. Potential buyers will be scanning the property with their eyes, as well as their nose; in addition to making the home look clean, it might be a good idea to place some form of air freshener, if you have pets. This way, anyone coming into your home will be pleasantly hit with a spotless and fresh-smelling space.
5. Spruce up your exterior
You only get one chance at a first impression. And for potential buyers, the walk from the car to the front door is that first impression. Therefore, it would serve you well to make the outside look just as nice as the inside. Clearing sticks, leaves, or other debris from the front yard immediately enhances the homes appearance. The same can be said of tidying up your front porch, pressure washing the walls, and wiping any smudges from doors and windows. In addition, adding fresh plants and vegetation also makes for a pristine yard. This is not to say you have to plants an entire garden, but the implementation of greenery makes a home undeniably more welcoming.
